The Complete Guide to Hyderabad's Top IT Parks

Bengaluru has long been recognised as India’s tech capital, and for good reason. At the same time, Hyderabad has steadily built its own reputation as one of the country’s strongest destinations for technology, global enterprises and GCCs.

With companies like Google, Amazon, Microsoft and Apple expanding their presence, the city is attracting businesses with a strong combination of high-quality IT parks, infrastructure, connectivity and cost-efficient operations.

So, rather than another generic “Top 20 IT Parks” list, here’s a closer look at the business parks that are actually shaping Hyderabad’s growth as a leading corporate destination.

HITEC City: still the anchor, decades later

HITEC City is where Hyderabad’s modern technology story really took off. The original master plan covered around 158 acres, creating the foundation for what would eventually become one of the country’s best-known technology corridors. Today, the wider HITEC City ecosystem extends across Madhapur, Kondapur, Raidurg and adjoining commercial districts, with major developments from companies such as L&T, Mindspace, RMZ, Sattva and others.

Cyber Towers remains the landmark that started it all. Developed by L&T Infocity, now associated with Ace Urban, it was developed in 1998 and has around 0.6 million sq. ft. of office space. Its distinctive quadrant-shaped design has become almost synonymous with Hyderabad’s early IT boom.

Nearby, Cyber Gateway adds another recognisable landmark to the corridor. The arch-shaped development has approximately 0.78 million sq. ft. of space and was designed as a major IT/ITES facility within HITEC City.

The significance of these developments goes beyond their individual buildings. Together, they helped establish the commercial ecosystem that turned Madhapur and HITEC City into Hyderabad’s primary technology destination.

Mindspace: one of Hyderabad’s largest business parks

Mindspace deserves its own section because it is much more than a single office building.

Mindspace Madhapur currently spans 97.2 acres and has 13.8 million sq. ft. of total leasable area, making it one of Hyderabad’s largest Grade A business parks. As of March 2026, around 10.1 million sq. ft. was completed, with another 3.8 million sq. ft. under construction. The campus also includes more than four acres of recreational space with gardens, sports facilities, dining areas and an open-air theatre.

Its tenant ecosystem includes names such as Cognizant, Verizon, Qualcomm, IBM, AMD, L&T, BA Continuum and others, reflecting the depth of enterprise demand in the corridor.

Connectivity is another major advantage. The campus has an integrated skywalk connecting it to Raidurg Metro Station, making the last-mile commute significantly easier for employees. Hyderabad Metro Rail Limited specifically highlights the Raheja skywalk as a direct connection between the station and Mindspace.

The redevelopment pipeline is significant too. Mindspace’s Building 1A and 1B redevelopment represents approximately 1.3 million sq. ft., while Buildings 7 and 8 account for another 1.6 million sq. ft. in the development pipeline.

Raidurg’s newer wave: Knowledge City, Skyview and Nexity

Around Raidurg, a newer generation of Grade A developments has expanded the commercial footprint of Hyderabad's western corridor.

Sattva Knowledge City has grown into one of the major business parks in the HITEC City market. The developer currently lists 7.3 million sq. ft. of leasable area, with 99.4% committed occupancy as of March 31, 2025. The park is also IGBC Platinum certified.

The tenant profile reflects the area's growing importance for large enterprises and global capability centres, with companies including Cognizant and Thomson Reuters among its occupiers.

Then there is RMZ Skyview, one of the more contemporary developments in the corridor. RMZ's current figures put the project at approximately 3.99 million sq. ft. across 10.38 acres, with two towers and 21 floors. The development is LEED Gold certified and also carries IWBI certification.

The project is designed more like a workplace destination than a conventional office complex, with landscaped areas, dining, wellness and social spaces built into the campus.

RMZ Nexity is another major development nearby. RMZ lists 3.3 million sq. ft. of leasable area across four towers, with floor plates ranging from approximately 35,000 to 45,000 sq. ft. and 33% open space. The campus also includes around 90,000 sq. ft. of amenities and is targeting LEED Gold standards.

Together, Knowledge City, Skyview and Nexity represent the shift towards larger, amenity-rich Grade A campuses around the Raidurg and HITEC City corridor.

Gachibowli and the Financial District

If HITEC City represents Hyderabad's original technology boom, Gachibowli and the Financial District represent its next phase of growth.

DLF Cyber City Hyderabad is a good example. The campus spans 26 acres and has approximately 3 million sq. ft. across three office blocks. DLF describes it as a premium workplace in the Gachibowli IT corridor, with connectivity to HITEC City and the Outer Ring Road. It has also achieved LEED Zero certifications for energy, water and waste.

A little further towards the Financial District, Divyasree NSL Orion has developed into another major corporate destination.

Divyasree's own current information puts the development at 30 acres with approximately 6 million sq. ft. of development potential. Its tenant ecosystem includes Accenture, Wells Fargo, IBM, Salesforce, FactSet, Invesco, Synechron, LTIMindtree and NTT DATA.

An ICRA report provides a more detailed breakdown: 26 acres form the SEZ component, with potential for 6.06 million sq. ft. of office space. Of this, 4.19 million sq. ft. had been completed, while 1.87 million sq. ft. was under development at the time of the report.

The scale of occupier commitment here is significant. In 2023, Wells Fargo International Solutions renewed a lease covering more than 3.7 lakh sq. ft. for five years at Divyasree Orion.

This is also an indication of how the Financial District has evolved beyond being simply another IT corridor. Financial services, consulting, technology and global capability centres are increasingly sharing the same commercial ecosystem.

Neopolis and the next chapter

Further west, Neopolis in Kokapet represents the next phase of Hyderabad's commercial expansion.

It is important, however, to look at Neopolis as an emerging mixed-use development rather than describe it as an established IT park. HMDA's current documentation identifies Neopolis parcels as Multi Use Zone developments, with several parcels continuing to be auctioned and developed.

The significance of Neopolis lies in its scale and location. As development moves westward from the established Financial District and Gachibowli corridors, Kokapet is increasingly becoming part of Hyderabad's larger commercial growth story.

Meanwhile, aVance HITEC City, developed under the CapitaLand platform, continues to provide another established SEZ option closer to the core IT corridor. Its completed buildings currently total approximately 2.01 million sq. ft. of super built-up area, with the campus designed for IT/ITES occupiers.

Which one actually matters to you?

If you're looking for the legacy and recognition that comes with Hyderabad's original technology corridor, HITEC City and Cyber Towers still carry plenty of weight.

If you're looking for scale and an established enterprise ecosystem, Mindspace, Gachibowli and the Financial District offer some of the city's deepest corporate clusters.

If your priority is newer Grade A infrastructure with strong connectivity and workplace amenities, Knowledge City, Skyview and Nexity are among the developments worth looking at closely.

And if you're thinking further ahead, Neopolis and Kokapet are the areas to watch as Hyderabad's commercial footprint continues to move west.

Connectivity is becoming a bigger advantage

One of the most noticeable improvements across these business districts has been connectivity. Hyderabad's Metro network already serves key parts of the IT corridor, while developments such as the Raidurg skywalk directly connecting the metro station to Mindspace have improved last-mile access for employees.

Road infrastructure has improved as well. The Durgam Cheruvu cable bridge has significantly reduced travel times between Jubilee Hills and Madhapur. Reports indicate that journeys that previously took around 30 minutes could come down to roughly 10 minutes, depending on the route and traffic conditions.

That combination of established business clusters, expanding Grade A supply, improving connectivity and room for future development is a major part of Hyderabad's appeal.

The story is no longer simply about having good office buildings. It is about creating complete business districts where companies can establish, operate and scale. And that is what makes Hyderabad one of India's most important corporate destinations to watch.
